Business Development Manager — Real Estate SaaS/Training (Commission Only)
The Agent Academy is an interactive, Australian-built training platform for real estate agencies — AI role-play, scored feedback, video lessons, quizzes, certificates and principal reporting across 16 specialisations. We are appointing a small number of self-employed Business Development Managers to own a territory and sell it into agencies nationally.
What you'll be selling
You will be selling something real estate principals actually need: a way to get new agents productive faster, lift listing conversion, reduce fall-over and cut the hours their sales manager burns on coaching. Seats start at $349 for an individual and run to $7,950 a year for a 30-licence agency package, with white-label branding available on top.
This is a hunting role. You will build your own pipeline through cold outreach, phone, LinkedIn and — critically — face-to-face visits to agencies in your patch. Principals in this industry buy from people who walk in the door.
Day to day
- Own a defined geographic territory and build the agency list within it
- Cold outreach by phone, email and LinkedIn, plus in-person agency visits
- Run discovery conversations with principals, sales managers and BDM/PM leaders
- Demonstrate the platform live (we provide a demo account and script)
- Present seat and agency licence options, negotiate within approved pricing
- Close, onboard the account with our team, and keep it renewing
- Keep your pipeline current in the CRM — that is the only reporting we ask for
Who this suits
- Australian-based, with a current ABN (or willing to obtain one) and your own public liability/professional indemnity cover
- Proven B2B sales, recruitment, media, SaaS or real estate BDM background — you have carried a target and hit it
- Comfortable with genuine cold outreach and door-knocking commercial premises
- Real estate industry knowledge is a strong advantage but not essential
- Self-directed: nobody is going to build your day for you
- Reliable vehicle, laptop, mobile and a quiet place to make calls
- Willing to work commission-only from day one, backed by a 90-day ramp bonus
What we provide
- Tiered commission from 20% to 35% of collected revenue — see the full structure below
- 10% residual on every renewal, for as long as the account stays and you are active
- $750/month ramp bonus for your first three months, paid on activity, not recoverable
- Protected territory with named-account protection on anything you register
- Full onboarding and certification program, plus a live demo account and proven scripts
- Marketing collateral, proposal templates, case study and pricing calculator supplied
- Direct access to the founder — no layers between you and a decision
The commission structure
Tiers are cumulative across your contract year and marginal — once you cross a threshold, the higher rate applies to every dollar above it. All figures are ex-GST on cleared revenue.
| Tier | Collected in the year | Commission | Notes |
|---|---|---|---|
| Tier 1 | $0 – $50,000 | 20% | Ramp band — every new BDM starts here |
| Tier 2 | $50,000 – $150,000 | 25% | Reached by roughly the 12th agency account |
| Tier 3 | $150,000 – $300,000 | 30% | Established territory |
| Tier 4 | $300,000 – no cap | 35% | Uncapped — top band, no ceiling |
Agency licences (5 / 15 / 30 seats)
20–35%
Tiered per the table. $2,950–$7,950 per year, so a single Growth licence pays $990–$1,733.
White-label branding add-on
20% flat
$1,999–$3,999 per year on top of a seat licence. Pays $400–$800 and counts toward your tier.
Individual learner enrolments
15% flat
Single seats from $349 to $1,495. Counts toward tier volume but is paid at the flat rate.
Renewals (year 2 onward)
10% residual
Paid every year the account renews while you remain engaged and the account stays in your territory.
Ramp bonus (first 90 days)
$750 / month
Paid on activity, not sales: 30 qualified conversations and 6 live demos per month. Not recoverable.
Quarter club
$1,500 bonus
Any quarter in which you collect $75,000 or more in new business.
What one sale pays you
Straight off the published rate card. Individual enrolments pay a flat 15% and the white-label add-on a flat 20%; agency licences move with your tier, so the same sale pays more as your year builds.

One agency pays
$990
first-tier commission
Work it the simple way: one agency on this licence pays you about $990 in your starting band. Multiply that by the number of agencies you convert in your territory — 102 of them gets you to $100,000 before your tier rate steps up, and fewer once it does.
The fine print — how big the market actually is
46,520
Real estate services businesses in Australia

168,000
People employed across the industry
Same IBISWorld report — an average of about 3.6 people per business, from sole operators to 40-person offices.
64,100
Agents and property managers
Jobs and Skills Australia: 24,900 real estate agents and 39,200 property managers, before sales representatives and admin staff.
1,500–15,000
Businesses in your state
The national count apportioned by population — NSW and Victoria hold roughly half of it between them.
IBISWorld counts 46,520 real estate services businesses in Australia employing about 168,000 people — an average of 3.6 per business — while Jobs and Skills Australia counts 24,900 real estate agents and 39,200 property managers. That spread is why the 5-seat Starter licence suits most independents and the 15-seat Growth licence suits multi-office and franchise groups. Figures are the most recent published industry and labour-market data and are rounded; business counts and staffing vary by state and by brand. All prices are ex-GST and all commission is paid on cleared funds only. This calculator is a worked illustration of the published commission structure, not a forecast, a target, or any guarantee of income — your earnings depend entirely on what you sell and what the company collects.
How commission is paid
- Commission is calculated on revenue ex-GST that has actually cleared into the company account — not on signed contracts.
- Paid monthly, on the 15th, for the prior calendar month, against your tax invoice.
- Instalment plans pay commission instalment by instalment as each payment clears.
- Refunds, chargebacks or failed instalments reverse the related commission pro-rata against your next statement.
- Tiers reset at the start of each contract year; your renewal residual does not.
- Discounting beyond the published rate card needs written approval and is deducted from the commissionable amount, not the company margin.
- Registered accounts are protected for 90 days from registration and are re-registerable if the deal is still live.
Full training before your first call
Every BDM completes a seven-module onboarding and certification: the product, your territory plan, compliant cold outreach, discovery, demo, objections, closing and handover. It is interactive, tracks your progress and finishes with a certification check.

This is an independent contractor engagement, not employment. You will invoice The Agent Academy against your ABN, are responsible for your own tax, superannuation and insurances, and set your own hours and methods. Commission is paid on cleared funds only. Nothing in this advertisement is an offer of employment or a guarantee of income; earnings depend entirely on results.
