01 · Where managements actually come from · Masterclass · 13 min
Every rent roll that grows sustainably is built on a deliberate mix of sources, not luck. Sales-team referrals, investor networks, expired and terminated managements, tenant-to-landlord conversion, and direct owner outreach each behave differently — different cost per management, different close rate, different lifetime value — and a BDM who treats them as interchangeable will burn effort on the wrong ones for years.
Why the five sources aren't equal
Sales-team referrals and existing landlord referrals arrive pre-trusted: someone the owner already respects has vouched for you, so the fee conversation is easier and the churn rate in year one is dramatically lower than for a cold-acquired management. Investor networks — buyers' agents, mortgage brokers, accountants who service property investors — produce fewer leads per month but a very high close rate because the referral partner is protecting their own reputation by sending you good stock.
Expired and terminated managements are the opposite: high intensity, time-critical, and won or lost inside a single phone call, but the landlord arrives already convinced they need an agent, which is a different sales problem to a cold owner who hasn't decided anything yet. Tenant-to-landlord conversion and direct owner outreach are the slowest to convert and the most labour-intensive per management won, but they are the only two sources you fully control the volume of — you don't have to wait for someone else to refer you.
